課程聲明

1. 實戰教學定位 (Educational Focus)

本課程的初衷是傳授實戰看房與分析技巧。課程中的所有線上查詢示範、地雷物件解析與數據解讀，皆為教學與經驗分享，旨在幫助您建立獨立判斷的敏銳度，並不構成專屬的財務、稅務或法律建議。

This course is designed to share practical property sourcing and analytical skills. All online sourcing demonstrations, minefield property analyses, and data interpretations are for educational purposes to help you build independent judgment, and do not constitute personalized financial, tax, or legal advice.

2. 獨立決策與專業團隊 (Independent Due Diligence)

英國房市瞬息萬變，每個物件的狀況（如：非標準建材、EWS1 或產權細節）皆不相同。請學員在實際出價或交易前，務必自行完成盡職調查，並聘請英國當地合格的律師 (Solicitor) 與測量師 (Surveyor) 進行最終把關。講師與 YL Property Ltd 不對學員個人的投資決策與交易結果承擔法律責任。

The UK property market is dynamic, and every property is unique. Students must conduct their own due diligence and engage qualified local Solicitors and Surveyors before making any transactions. The instructor and YL Property Ltd accept no legal liability for individual investment decisions or outcomes.

3. 平台數據與案例合理使用 (Fair Use of Case Studies)

我們在課程中使用的第三方平台（如 Rightmove、Zoopla 等）畫面及特定房源資訊，僅作為「避坑與查證技巧」的客觀教學示範，嚴格遵循合理使用 (Fair Dealing) 規範。本課程與該等平台無商業贊助關係，所有案例分析皆為中立探討，不針對特定仲介或賣家。

Third-party platform interfaces and specific property listings shown in the lessons are strictly for objective educational demonstration on "how to spot risks," operating under fair dealing guidelines. This course is not affiliated with these platforms, and all case analyses are neutral and do not intend to defame any specific agent or vendor.

4. 智慧財產權保護 (Intellectual Property Rights)

本課程之所有內容，包括但不限於自住房/投資房課綱、授課投影片、直播錄影存檔及個案分析報告，其著作權與智慧財產權均屬 YL Property Ltd 或 YL 本人所有。

禁止行為：未經書面授權，學員不得將課程教材進行錄音、錄影、截圖轉載，或以任何形式（如公開講授、網路分享、商業轉售）散佈予第三方。

使用權限：課程教材僅供報名學員個人學習使用。如有違反上述規定，YL Property Ltd 將保留追究法律責任之權利。

  • Ownership of Content: All contents of this course, including but not limited to the Home Buyer/Buy-to-Let Course Syllabus, lecture slides, live session recordings, and case study reports, are the sole intellectual property of YL Property Ltd or YL personally.

  • Prohibited Actions: Without prior written authorization, students are strictly prohibited from recording (audio or video), capturing screenshots, or reproducing any course materials. Distribution to third parties in any form—including but not limited to public speaking, online sharing, or commercial resale—is strictly forbidden.

  • Usage License: Course materials are provided exclusively for the personal educational use of the registered student. YL Property Ltd reserves the right to pursue legal action for any violations of these terms.

5. 準據法與管轄權 (Governing Law and Jurisdiction)

本課程之聲明、服務條款及學員行為規範，均以英國法律 (Laws of England and Wales) 為準據法。若因本課程、教材或服務產生任何爭議，雙方同意以英國法院 (Courts of England and Wales) 為唯一管轄法院。

  • Governing Law: These terms and conditions, as well as any disputes related to the course materials or services, shall be governed by and construed in accordance with the Laws of England and Wales.

  • Jurisdiction: Both parties agree that the Courts of England and Wales shall have exclusive jurisdiction to settle any dispute or claim arising out of or in connection with this course, its content, or the services provided.
